Side note, here’s a friendly tip; don’t ask a Realtor if you should buy because of course they’ll say yes, especially if they’ll make a commission on it! Unless you know them personally and know they have your best interest at heart.

Whether it is better to rent or buy totally depends on your personal circumstances. Are you a student leaving town for just one semester or are you looking for a permanent place to stay?

Are you responsible and disciplined or are you more careless of what’s going on? Are you working from home or will you be working from home?

Some of the pros of renting are: easy in, easy out, no worries to structurally maintain the place, short term, no complex paper work to fill out and rent is tax deductible if you work from home (seek professional advice from an accountant for more details).

The cons of renting are: you’re not building equity in the long run, you can’t resale you’re property when you leave.

It’s perfect for students that go study away from home, or you get a job position and need a temporary location to live at while figuring things out.

Owning on the other hand has some huge benefits. Some of the pros of owning are: you build long term equity in your property. You can resale and make a profit. You can rent out your bedrooms to have roommates.

You can choose to rent it out and let tenants pay which builds you equity. You can deduct your mortgage interests and other home repair expenses as a write off for to your home business (again, seek professional advice from an accountant for more details).

Some of the cons of owning are: you are structurally responsible to maintain your home, there’s more complex paperwork involved and it takes more time to acquire or get rid of your place if you’re motivated.

Owning your own home is ideal if you plan on living there for a good solid couple years at least. It’s an extremely good long term strategy to build your equity while living there. Why not? The only difference is the paper work. Sure at first it can be intimidating but buying a home is not rocket science.

Driving JobsIf you own your own car, then driving jobs can be awesome. It offers you the flexibility to work your own hours, you don’t have a supervisor looking over your shoulder and it gives you great independence. In this article we’ll explore various companies that offer driver jobs.

But first let me share with you my own story. Driving jobs have improved dramatically from when I used to do that in my younger days. Let’s just say back then, we didn’t have the apps technology we have today.

Back then, everything was done in cash and it was well, kind of shady, actually it people used to say it was “underground driving”, the concept was simple, we had “a dispatcher”. Basically, this guy was the network of contact, everything was word of mouth with code names.

We had fake names to protect us as drivers, basically you’d be on standby. They used to tell us: “stay central” which meant stay and park in a good location until your next call came in.

I needed money and this was an opportunity to give me cash on the side I was driving people all night Friday and Saturday night. When 4h30 am came, it was finally time to go pay my dispatcher. They told me to go meet them at a specific address in the city.  I walked into that location… WOW!

Now that’s what I call underground. As soon as he opened up the doors, I saw a cloud of smoke in the back left, (kind of in a living room but with no furniture) you had a bunch of guys sitting on the ground all smoking and playing some kind of game. It was really an “underground lair” with easy escape.  We then proceeded to count the total of what I owed them and I gave them their cut of the monies made that night.  Everything was all cash.

I am telling you, these guys were in business. They were are all from the same ethnic background and I was the only Caucasian guy.  I totally felt like I didn’t belong.  I didn’t smoke, I didn’t drink, all I wanted was to make quick cash to pay for my other living.

I’ve done this for about six month, then I moved on to other things. Looking back, I’ve never had any issues with anyone I picked up, nor the dispatcher; in fact, it was actually interesting to meet new people and offer them a cheaper alternative to get back home.

Today, that’s exactly what ride sharing apps are all about. Except now you don’t have to hide. With these new smart phone apps, you’re not dealing with cash and you don’t have to go in “underground lairs”. You’re getting connected with other people, just like you would with your friends. You’re using GPS technology to calculate fees/fare/donation and the app does all that for you. Plus, there’s a feedback system where drivers and passengers can all rate each other.

Companies Advertising Driving Jobs

I knew of a good service similar to that in Quebec called AmigoExpress.com but I wanted something that wasn’t only province wide but nation or world wide.

This is when I found these companies; Uber.com, Lyft.com and Side.cr. They’re kind of the Airbnb.com (you know turning your home into a hotel room for the night) but for driving and these guys are always offering driving jobs.

You can learn how to be an Uber driver, how to become a Lyft driver or how to become a Side Car driver by visiting their own respective websites in the “driving jobs” or “driver” section.

Side Note! Warning! Just double check with your city to make sure that it’s legal, not every cities accept this form ride share as they’re calling it a form of “bandit taxi”.

Here are a few quick tips to maximise your driving job revenue when you’re doing driving jobs. Take it easy on your speed, remember the less gas you “waste” the more profits you keep. In between calls or app messages, don’t drive around, find a good spot in a busy area and just wait there on standby. Watch a movie on your phone, read a book, just don’t drive around or spend your money in a restaurant. I personally used to listen to business audiobooks. To each our own.

Figure out when are the prime times and work mainly those hours often, later there’s less other drivers available giving you more opportunities. Between 9pm and 3am, especially Friday and Saturday nights are primetimes. People go out clubbing then want a ride back home.

Now an Uber driver pay or Lyft driver pay, on their website it says you can expect to get about $37 to $40 per hour as a driver. Yes, that’s gross income but in reality, you’ve got to keep in mind you’ll have to pay the network’s cut, your gas, other car expenses and keep some for the taxes.

With this in mind, it can bring your earnings to a more realistic $21 to $25 per hour net, which is still pretty reasonable considering all the freedom and independence you’ve got.

Direct Sales Companies Are The Business Of The Future

Direct Sales CompaniesDirect sales companies can be separated into two classes:

The first type of direct sales companies are single-level marketing which means that sales representative, the host, the rep or whatever you’re going to call it deals directly with the clients. Their income is in direct proportion of the amount of product they personally sell.

Some direct sales companies you might have heard of, that falls under this type of marketing category are: the cosmetics of Avon, kitchen supplies from Tupperware, Pampered Chef, etc. Usually commission rates are a little higher than their multi-level marketing counterpart.

This leads me to my second point. The second type of direct sales companies are multi-level marketing. Multi-level marketing companies are the ones that can be easily mistaken for “those pyramid schemes” and sometimes can suffer from the negative stigma. Their “per sale’s” commissions are generally lower from their single-level marketing counterpart.

That being said, it is structured in a way that you can make an override commission on the sales of the other sales representatives on your team, which is pretty good. Some legitimate direct sales companies that you might have heard of, that falls under this type of marketing category are: the vitamins and nutritional from USANA, the world’s largest telecommunications company ACN and there’s a whole lot more.

Now which one of the categories are the best? Well it depends of what type of person you are. If you are a hustler and hate teaching your skills to others that you might view as your competition, then single-level marketing is probably best for you. You’ll get a 100% of your own efforts, larger commissions from each sales and it’s the fastest way to get into profits. The draw back from this type of sales is that if you fall sick or for whatever reason you can’t perform, you can’t do any sales, then you get nothing coming, no more revenue.

If you’re looking at this in the long term, then multi-level marketing offers you a way to leverage your time and effort. Not only you have to sell the products or services, but you also build a team of other representative, you train them and show them how to become successful sales people. This is a little bit more work at first, and a little bit more time before you turn your time investment into profits.

MLM Recruiting The Wrong Way Will Kill Your Social Status Part 3 of 3

MLM Recruiting Part 3Yesterday we’ve seen how you, as a prospect in our story line, were exposed to a wrong approached by your niece which brought up many questions. You’ve answered her and now she followed with her script again and proceeded to handling your objections. Well that’s what she thinks she’s doing but in reality, there’s a lot more that’s going on. Let’s have a look.

MLM Recruiting Part 3 – More Red Flags

Your niece has been so blinded by the dollar sign and the promises of the opportunity that she doesn’t even ask you about your website. Instead she uses one of the cheesy old school objection handling methods that she’s just learned and flatters your ego by saying stuff like: “Wow, you’re totally knowledgeable, you’re sharp, smart and I totally need your opinion, can you make it Monday instead or perhaps Tuesday?”

Here are the flaws and the danger of burning bridges and what’s killing her social status:

First, she brushes off your response by not acknowledging it and jumps straight in flattering your ego. It’s usually done by compliments or praising of your other successes. Which makes you ask: “Did she even read my offer to help? It sounds like she just jumped on part 2 of objection handling in her script without even following the flow of the conversation.”

She didn’t listen to the logical scenario which clearly demonstrates that she has a lack of understanding in business, customer service and sales. Yet after offering help by essentially saying: “You need more education to grow your business“. She disregarded your offer to help without acknowledging it which leads to the question: “Is she just going off a script and not even listening to my suggestions?”

You know that she is tenacious because she’s trying to regain control of the conversation by re-inviting you by offering you alternative times, even after telling her you’re super busy which is a polite way to say no thank you. This time asking if you can come to tonight’s presentation or tomorrow night’s which leads to this questions: “If she can change her schedule just like that, so fast and all of the sudden become available tonight for me, is she not busy?

Is she not in demand? If she’s not in demand, why is that? Is it that bad, that people don’t even want to spend the time to hear about it? She still hasn’t told me anything about it. It still looks sketchy to me therefore based on my previous experiences in the industry and knowing what’s going on, I still don’t have time and even if I did, it’s not worth it. I’ve got better things to do.”

So you call her out again politely saying:

“I agree that network marketing is one of the best wealth vehicle out there and thank you for thinking of me. I know you’re prospecting but I’m not a qualified prospect for you right now. That being said, it’s got to be done right. That if you use those approaches and techniques and persists too much you risk to burn bridges with the relationships of your friends and family and give a bad reputation to the network marketing industry. When you’re MLM recruiting, it’s one thing to ask the right qualifying questions once but to never insist. Right away asking for personal favors puts you in a position of “desperation” which is bad business wise.

Do you see a doctor run to all his friends and family “begging” them to become his clients? Do you see the restaurant owner running to all his friends and family and depend on them? They offer their business solutions to them but they don’t insist or depend on their business.

The method you’re using right now is like fighting an up-hill battle. You should be using qualifying questions to see if there’s even a need to gain financial independence, lose weight, save money or whatever it is the solution you’re offering. It’s got to come from the right posture and right attitude. You should be addressing the “red flags” questions in your potential prospect’s mind in first message before they even think about them.

Mixing business and relationships is delicate and if you do it wrong it can really hurt your relationships in the long run. Again if you want more network marketing training, I highly recommend you take a closer look at my tutorial videos. It’s a hard reality check but I rather give you a heads up before you run in blindly and go through all the same mistakes I’ve gone through over 10 years ago.

Not everybody will understand where you’re coming from and what you’re trying to achieve, but I do. Good luck.”

She finally gets the message, stops the annoying pressure and backs away thanking you. She still doesn’t asks for your website so you know that she’ll just keep hounding other people using the same approach.

MLM Recruiting Conclusion

In conclusion, in theory and for illustration purposes many network marketing companies demonstrate the compensation plan saying if you just recruit 2, which recruits 2, which recruits 2 at the 7th level you’ll have X number of reps in your organization.

This works well on paper. In reality, life is not fair, not everybody will join your opportunity, in fact, in practice, it’s a lot more difficult than that. You’ll see that you’ll have to personally recruit at least 100 people in order to get 5 super stars that will actually do what you’re doing, which is to recruit a 100 over their lifetime. If you think recruiting 2 is too difficult, than you’re either doing it all wrong or you’re in the wrong business and this model is not meant for you.

People come and go, you’ll have people come in through hype but when they realise the amount of actual work they’ve got to put into it they’ll quit. This is called the attrition. Your goal is to have more people coming in than leaves. You’ve got to balance your energy and effort by recruiting and training. Motivating your team is good but it shouldn’t be your priority, if someone is not motivated to work, don’t waste your time on them. Focus on recruiting, recruiting and recruiting more.

People will follow leaders who lead by example, who gives and provides value. If you offer no value and expect to be successful doing pressure sales, you’re not going to go far. If you’re a super recruiter but using methods that are not duplicatable you’re team will not grow and you will not taste the true leverage of residual passive income.

MLM is a like a sort of mini franchise, you’ve got to work hard, smart and be consistent at it. It’s a professional business and you’ve got to treat as such. One of the biggest reasons I believe it’s so good is that it offers a way for people with a limited budget to have their own business for themselves but not by themselves with unlimited income potential.

Not everybody will join your MLM business and that’s ok. If other people have their own MLM business they are trying to grow, respect their choice and don’t fall into the: “my MLM is better than yours” childish name bashing. This looks unprofessional for the entire industry. Not everyone’s the right fit for your opportunity but the beauty is, we live in world of abundance and there’s always somebody else looking for your solution. You just got to put yourself in a position where they can find you.

From the recruiting process to the close of the sales, it’s a series of steps that has to be followed to a “T”. Think of it as a phone number.  There are 10 digits, if you miss one, you got the wrong number. The same applies in this business. If you miss one step, whether asking the right qualifying questions, coming in with the wrong attitude, you’ll get the wrong response you’re looking for.

When you work as a network marketer essentially you’re a sales rep, you’ve got to sell people on watching your presentations or coming to meetings and know how to close the sales. Some people need more network marketing training than others and that’s normal. As a former real estate realtor and life insurance sales professional I can tell you from a fact that every skill can be learned and you can achieve excellence through training, practice, repetition and course correction. But you’ve got to work with what works best for you as a person as well, there are many different approaches.

I’m sharing this because it’s based on a true story. I’ve altered it a little bit to keep privacy but essentially I go through that all the time. I get approached constantly and now I simply call them out on it to save my time and teach them a better way. I was asked for years to put something together. I was reluctant about it but finally gave in hence why I created this website. I was reluctant at first because I was and still am busy, focusing and working on my professional stunt career. Behind The Scenes Of A Work From Home Day

Behind The Scenes

Behind the scenes of a work from home day is kind of difficult for me to explain what a work day looks like when I work at home. Seems like I just stay home and do nothing all day but au contraire, a work day has many steps and I have to complete all of them. Today I will take you behind the curtains and show you what really goes on behind the scenes.

You’ll see my daily routine and how I structure and manage my time efficiently. After all to get results, this type of work is pro-active and performance based.

Ok so let’s get into it.

It all starts with the set up. I move my furniture around to align the camera and teleprompter for the best shot possible (sometimes I move that later on, like when it’s time to shoot).

Next, I open my blog and log into the back office of my website, once I’m in, I click add a new post to get started.

From there, I open my keyword research tool (Market Samurai) and I do my keyword, check out, what’s the competition, what people are looking for online, I assess my competition and I look what it’s all about, if there’s a keyword I’m not sure about, I just go check it out and see what it’s all about and from there I assess what my competition is so I can make an informed decision on which keyword to target.

After that’s done, I open up some Private Label Rights articles that I have and do research on the internet to get my mind creative and get brainstorming ideas. I read some stuff and what I like I talk about it in my article and just start to write.

I like to get ideas and point to Wikipedia as it’s known as an authority site online therefore when I point to it from my blog post, I’m perceived as a publisher who gives a great user experience to my readers therefore am rewarded in search rankings.

Sometimes you get writer’s blog but that’s ok, that’s normal, you can take a little break, come back or just plow through that. Once your article is done, you want to make sure your keyword is in your meta tags, so title, description, keywords, images etc that’s really important for SEO. When you get your images, make sure you use images that are a part of the public domain, or make sure that the copyrights allow you to have them on your site. Once you have your image, rename it with your keyword.

When I talk about different tools or products, I like to find various resources available on the internet. From there I look if they have an affiliate program available. This means that if someone coming from my website buys something from them, then I’d get a percentage commission on it. That’s one way of many ways to monetize your blog.

My rule of thumb is that if I’m talking about one service or product, I like to offer my readers the choice of various opportunities and not “pressure” them into one. By giving 2 or 3 choices, then the reader makes their own decisions.

I keep track of all my work in an Excel document. In there I right the names of my saved articles, if I recommend products, the link of my blog site, Youtube URL and many other things related to that piece of content.

Coming back to my article writing, it’s good to take a look on the actual website, that way you get an idea of the look and feel to see if you’re going in the right direction.

Once I’m happy with my article and it’s published on my blog, now it’s time to make the video. I copy my article into Word, save it on my memory stick and put it into my other laptop with the teleprompter software, set-up the camera and teleprompter then I’m ready to go.

I change into more presentable clothes (shirt and tie usually) for a good first impression. Turn on the lights, then action. I get started. What I like about having the teleprompter is that it keeps me sharp, I don’t fluff talk, I don’t side track, I’m very precise, stay on target and I actually really, really enjoy it that way.

Behind The Scenes After Filming

After I’m done recording (which is the fastest part, big chunk of the day goes into writing and preparation), I take everything from the camera and upload it into the computer so I can start editing in my video editing software. I personally use Sony Vegas but there are many other good ones out there.

The first thing to do when editing your video is to cut all the scrap out. So bloopers, tongue twisters, distraction noise, telephone interruptions, etc. All that’s got to go! So you keep it nice and clean and precise.

Side Note! The reason I like to add videos to my blog is to get that personal feel. People get to connect with you a little bit more I find. If you just write an article, it can be seen as a little impersonal whereas with videos, people can relate to you.

Coming back to the video, when I talk about specific companies or sites, I like to take screen shots and insert them in the video. So when I talk about it, my viewers can get a visual reference. It also gives it a clean professional look. It kinds of separates you from the rest, you’re going the extra mile.

When I do the final play, I double check for any mistakes, quite often you’ll pick up on a few things so you just go in and re-adjust. Once everything is to your liking then it’s time to render. It takes a little bit of time for that however you don’t have to be there the whole time it renders, you can do something else.

Next you want to do your “poster” or your Youtube thumbnail while you’re uploading your video on Youtube. Update the thumbnail image with yours, copy and paste your article in the Youtube description, put in the tags (same as your keywords), add it to your playlist (optional), then click publish.

When I’m done that, I take the Youtube URL, then embed it into my blog post, take note of it in my master Excel worksheet and voilà! A brand new article with great content has been posted.

That’s what I do every day, that’s my process.

In conclusion, my day is broken down into 6 sections, brainstorming, writing, publishing, recording, editing and uploading. A typical work day is about 6 hours of productive work (if you don’t count any breaks or education) but sometimes can go up 8 or 9 hours depending what I’m doing.

In my case I chose to do one video and blog post per day from Monday to Friday but if you want to do it part time, nothings stops you from doing like 2 or 3 per week. The idea here is to have a schedule and be consistent.
