How To Buy A House Step 1 – Financing

That’s right, before even shopping for a house you’ve got to know what you can afford first. When I was in real estate I used to explain to my clients that there’s no point in going looking for houses until they know their budget.

It’s better to know your price range first rather than looking at inventory that’s too expensive.

In order to see what you can afford, you can go speak to your bank or a mortgage broker and ask them for a “mortgage pre-approval” or simply ask them: “I’d like to buy a house but I would like to know what mortgage amount I can qualify for.”

I personally recommend going to see a mortgage broker as their job is to find you financing. They will only get paid a commission if the deal goes through so there’s no upfront money for this service.

To qualify for a mortgage you have to have at least two of the three following: a stable job (meaning at least 2 years), an excellent credit report  and/or a large down payment. You can check out your own credit score through any of these three major credit bureaus: Equifax.comTransUnion.com or Experian.com)

You must have at least two of those three qualifiers. If you don’t have any of them; then I recommend you plan your future by taking the appropriate steps to achieve them, then revisit your mortgage broker when you’re ready. In the mean time you can still rent while you get everything in order.

How To Buy A House Step 2 – House Shopping

Now that you know your price range, it’s time to go house hunting. You can look at properties by yourself on sites like mls.ca in Canada or mls.com in United States. You can also look at classified ads site in the house for sale section. If you’re starting off though, I would recommend you work with a Realtor.

A real estate sale professional’s job is to help you find what you want based on your needs. They are also paid when there’s a purchase so again, no upfront cost on your end.

Simply find a good Realtor and let them know what your pre-approve mortgage amount is or what you’re qualified amount is. Here’s a word of advice; never go for your top qualified amount, really use this number as maximum only.

Ideally, if you can find something comfortable for less it’s better. Don’t fall under the trap that you need a big house right now. Use this as a starter home, build equity and in about five years from your date of purchase you can start looking around if you need to up size because your family’s growing or you simply want a bigger office.

Take the equity you’ve built overtime and apply it as a down payment on your new house.

Coming back to working with a Realtor, they will also give you advice, educate you and draft your agreements. Make sure at a very minimum that you have these three topics to protect yourself in your offer.

  1. Subject to financing.
  2. Subject to inspection.
  3. If deal falls through deposit to be refunded.

Tell your Realtor that you want at least those in your offer and they will draft the clause with more details. You’re Realtor will also suggest more clauses depending on the type of property your getting (like: house, condo, town house, lake front, etc).

In this step, this is where you must complete your responsibilities such as confirming your financing (bring your offer to your mortgage broker), hiring an inspector to inspect the property and whatever else needs to be done. Again your Realtor will be guiding you throughout this whole process.

They go through rigorous trainings and constant education updates to make sure they can assist you every step of the way with respect to industry standards. I know, I’ve been there.

How To Buy A House Step 3 – Close The Deal

Once the seller and you have an agreed completed contract with all the conditions waived, it’s time to complete the transaction. For this, you’ll need to bring your offer to your lawyer or have your Realtor fax it or email it to your lawyer.

Over there, your lawyer will make final checks to make sure everything is okay such as land title checks, transfer the funds from one bank to another, registers and records the deed and also transfers the house keys in your hands.

Other Valuable Info You Need To Know On How To Buy A House

You need upfront cash for your security deposit. Usually $500 or $1,000 held in escrow will do the trick. This is in step two, your Realtor will give you further advice on it. You also have to pay for your inspection services which is about $500 and finally you have to pay your lawyer up front and that can be around $2,000.

Side note, here’s a friendly tip; don’t ask a Realtor if you should buy because of course they’ll say yes, especially if they’ll make a commission on it! Unless you know them personally and know they have your best interest at heart.

It’s perfect for students that go study away from home, or you get a job position and need a temporary location to live at while figuring things out.

Owning on the other hand has some huge benefits. Some of the pros of owning are: you build long term equity in your property. You can resale and make a profit. You can rent out your bedrooms to have roommates.

You can choose to rent it out and let tenants pay which builds you equity. You can deduct your mortgage interests and other home repair expenses as a write off for to your home business (again, seek professional advice from an accountant for more details).

Some of the cons of owning are: you are structurally responsible to maintain your home, there’s more complex paperwork involved and it takes more time to acquire or get rid of your place if you’re motivated.

Owning your own home is ideal if you plan on living there for a good solid couple years at least. It’s an extremely good long term strategy to build your equity while living there. Why not? The only difference is the paper work. Sure at first it can be intimidating but buying a home is not rocket science.

Driving JobsIf you own your own car, then driving jobs can be awesome. It offers you the flexibility to work your own hours, you don’t have a supervisor looking over your shoulder and it gives you great independence. In this article we’ll explore various companies that offer driver jobs.

But first let me share with you my own story. Driving jobs have improved dramatically from when I used to do that in my younger days. Let’s just say back then, we didn’t have the apps technology we have today.

Back then, everything was done in cash and it was well, kind of shady, actually it people used to say it was “underground driving”, the concept was simple, we had “a dispatcher”. Basically, this guy was the network of contact, everything was word of mouth with code names.

We had fake names to protect us as drivers, basically you’d be on standby. They used to tell us: “stay central” which meant stay and park in a good location until your next call came in.

I needed money and this was an opportunity to give me cash on the side I was driving people all night Friday and Saturday night. When 4h30 am came, it was finally time to go pay my dispatcher. They told me to go meet them at a specific address in the city.  I walked into that location… WOW!

Now that’s what I call underground. As soon as he opened up the doors, I saw a cloud of smoke in the back left, (kind of in a living room but with no furniture) you had a bunch of guys sitting on the ground all smoking and playing some kind of game. It was really an “underground lair” with easy escape.  We then proceeded to count the total of what I owed them and I gave them their cut of the monies made that night.  Everything was all cash.

I am telling you, these guys were in business. They were are all from the same ethnic background and I was the only Caucasian guy.  I totally felt like I didn’t belong.  I didn’t smoke, I didn’t drink, all I wanted was to make quick cash to pay for my other living.

I’ve done this for about six month, then I moved on to other things. Looking back, I’ve never had any issues with anyone I picked up, nor the dispatcher; in fact, it was actually interesting to meet new people and offer them a cheaper alternative to get back home.

Today, that’s exactly what ride sharing apps are all about. Except now you don’t have to hide. With these new smart phone apps, you’re not dealing with cash and you don’t have to go in “underground lairs”. You’re getting connected with other people, just like you would with your friends. You’re using GPS technology to calculate fees/fare/donation and the app does all that for you. Plus, there’s a feedback system where drivers and passengers can all rate each other.

I knew of a good service similar to that in Quebec called AmigoExpress.com but I wanted something that wasn’t only province wide but nation or world wide.

This is when I found these companies; Uber.com, Lyft.com and Side.cr. They’re kind of the Airbnb.com (you know turning your home into a hotel room for the night) but for driving and these guys are always offering driving jobs.

You can learn how to be an Uber driver, how to become a Lyft driver or how to become a Side Car driver by visiting their own respective websites in the “driving jobs” or “driver” section.

Side Note! Warning! Just double check with your city to make sure that it’s legal, not every cities accept this form ride share as they’re calling it a form of “bandit taxi”.

Here are a few quick tips to maximise your driving job revenue when you’re doing driving jobs. Take it easy on your speed, remember the less gas you “waste” the more profits you keep. In between calls or app messages, don’t drive around, find a good spot in a busy area and just wait there on standby. Watch a movie on your phone, read a book, just don’t drive around or spend your money in a restaurant. I personally used to listen to business audiobooks. To each our own.

Figure out when are the prime times and work mainly those hours often, later there’s less other drivers available giving you more opportunities. Between 9pm and 3am, especially Friday and Saturday nights are primetimes. People go out clubbing then want a ride back home.

Now an Uber driver pay or Lyft driver pay, on their website it says you can expect to get about $37 to $40 per hour as a driver. Yes, that’s gross income but in reality, you’ve got to keep in mind you’ll have to pay the network’s cut, your gas, other car expenses and keep some for the taxes.

With this in mind, it can bring your earnings to a more realistic $21 to $25 per hour net, which is still pretty reasonable considering all the freedom and independence you’ve got.

Direct Sales Companies Are The Business Of The Future

Direct Sales CompaniesDirect sales companies can be separated into two classes:

The first type of direct sales companies are single-level marketing which means that sales representative, the host, the rep or whatever you’re going to call it deals directly with the clients. Their income is in direct proportion of the amount of product they personally sell.

Some direct sales companies you might have heard of, that falls under this type of marketing category are: the cosmetics of Avon, kitchen supplies from Tupperware, Pampered Chef, etc. Usually commission rates are a little higher than their multi-level marketing counterpart.

This leads me to my second point. The second type of direct sales companies are multi-level marketing. Multi-level marketing companies are the ones that can be easily mistaken for “those pyramid schemes” and sometimes can suffer from the negative stigma. Their “per sale’s” commissions are generally lower from their single-level marketing counterpart.

That being said, it is structured in a way that you can make an override commission on the sales of the other sales representatives on your team, which is pretty good. Some legitimate direct sales companies that you might have heard of, that falls under this type of marketing category are: the vitamins and nutritional from USANA, the world’s largest telecommunications company ACN and there’s a whole lot more.

Behind The Scenes Of A Work From Home Day

Behind The Scenes

Behind the scenes of a work from home day is kind of difficult for me to explain what a work day looks like when I work at home. Seems like I just stay home and do nothing all day but au contraire, a work day has many steps and I have to complete all of them. Today I will take you behind the curtains and show you what really goes on behind the scenes.

You’ll see my daily routine and how I structure and manage my time efficiently. After all to get results, this type of work is pro-active and performance based.

Ok so let’s get into it.

It all starts with the set up. I move my furniture around to align the camera and teleprompter for the best shot possible (sometimes I move that later on, like when it’s time to shoot).

Next, I open my blog and log into the back office of my website, once I’m in, I click add a new post to get started.

From there, I open my keyword research tool (Market Samurai) and I do my keyword, check out, what’s the competition, what people are looking for online, I assess my competition and I look what it’s all about, if there’s a keyword I’m not sure about, I just go check it out and see what it’s all about and from there I assess what my competition is so I can make an informed decision on which keyword to target.

After that’s done, I open up some Private Label Rights articles that I have and do research on the internet to get my mind creative and get brainstorming ideas. I read some stuff and what I like I talk about it in my article and just start to write.

I like to get ideas and point to Wikipedia as it’s known as an authority site online therefore when I point to it from my blog post, I’m perceived as a publisher who gives a great user experience to my readers therefore am rewarded in search rankings.

Sometimes you get writer’s blog but that’s ok, that’s normal, you can take a little break, come back or just plow through that. Once your article is done, you want to make sure your keyword is in your meta tags, so title, description, keywords, images etc that’s really important for SEO. When you get your images, make sure you use images that are a part of the public domain, or make sure that the copyrights allow you to have them on your site. Once you have your image, rename it with your keyword.

When I talk about different tools or products, I like to find various resources available on the internet. From there I look if they have an affiliate program available. This means that if someone coming from my website buys something from them, then I’d get a percentage commission on it. That’s one way of many ways to monetize your blog.

My rule of thumb is that if I’m talking about one service or product, I like to offer my readers the choice of various opportunities and not “pressure” them into one. By giving 2 or 3 choices, then the reader makes their own decisions.

I keep track of all my work in an Excel document. In there I right the names of my saved articles, if I recommend products, the link of my blog site, Youtube URL and many other things related to that piece of content.

Coming back to my article writing, it’s good to take a look on the actual website, that way you get an idea of the look and feel to see if you’re going in the right direction.

Once I’m happy with my article and it’s published on my blog, now it’s time to make the video. I copy my article into Word, save it on my memory stick and put it into my other laptop with the teleprompter software, set-up the camera and teleprompter then I’m ready to go.

I change into more presentable clothes (shirt and tie usually) for a good first impression. Turn on the lights, then action. I get started. What I like about having the teleprompter is that it keeps me sharp, I don’t fluff talk, I don’t side track, I’m very precise, stay on target and I actually really, really enjoy it that way.

Behind The Scenes After Filming

After I’m done recording (which is the fastest part, big chunk of the day goes into writing and preparation), I take everything from the camera and upload it into the computer so I can start editing in my video editing software. I personally use Sony Vegas but there are many other good ones out there.

The first thing to do when editing your video is to cut all the scrap out. So bloopers, tongue twisters, distraction noise, telephone interruptions, etc. All that’s got to go! So you keep it nice and clean and precise.

Side Note! The reason I like to add videos to my blog is to get that personal feel. People get to connect with you a little bit more I find. If you just write an article, it can be seen as a little impersonal whereas with videos, people can relate to you.

Coming back to the video, when I talk about specific companies or sites, I like to take screen shots and insert them in the video. So when I talk about it, my viewers can get a visual reference. It also gives it a clean professional look. It kinds of separates you from the rest, you’re going the extra mile.

When I do the final play, I double check for any mistakes, quite often you’ll pick up on a few things so you just go in and re-adjust. Once everything is to your liking then it’s time to render. It takes a little bit of time for that however you don’t have to be there the whole time it renders, you can do something else.

Next you want to do your “poster” or your Youtube thumbnail while you’re uploading your video on Youtube. Update the thumbnail image with yours, copy and paste your article in the Youtube description, put in the tags (same as your keywords), add it to your playlist (optional), then click publish.

When I’m done that, I take the Youtube URL, then embed it into my blog post, take note of it in my master Excel worksheet and voilà! A brand new article with great content has been posted.

That’s what I do every day, that’s my process.

In conclusion, my day is broken down into 6 sections, brainstorming, writing, publishing, recording, editing and uploading. A typical work day is about 6 hours of productive work (if you don’t count any breaks or education) but sometimes can go up 8 or 9 hours depending what I’m doing.

In my case I chose to do one video and blog post per day from Monday to Friday but if you want to do it part time, nothings stops you from doing like 2 or 3 per week. The idea here is to have a schedule and be consistent.

Take some time and figure out what you want to sell and what’s important to you.  Are you a good handy person that wants to get started into trades? Are you a writer that enjoys all aspects of writing such as proof reading, writing articles, etc.? Are you the type of person that’d rather open up your own little coffee shop or restaurant? Do you prefer staying home and work from your computer and make money online?

Once you figured out the line of work you want to get yourself involved with, assess the demand and competition. Ask for quotes, go see the menus, etc. Then come up with your own inventory of products or services with competing pricings. Figure out what sets you apart from your competition.  What’s your unique selling point? Like why should your prospect chose you over someone else?

Side Note! Do not quit your day job when you begin your home business. Since it may take a long time for your business to produce a profit, keeping your present position is highly recommended.

Once you have that done, go see other non competing local businesses or other online businesses owners and let them know about your products or services and that you can help his clients with special favors or discounts.  Consider these basic “joint ventures”. You can join local business groups or even attend trade shows as these are great venues where professionals and potential consumers can interact.

Find your particular home business expertise. Look for customers everywhere you go, strike up conversations, offer your business card, etc. When you do that, your name is going to get out there and overtime you’ll have a reputation and then it will be easier to sell. Talk to people you know and ask them if for additional referrals they can think of.

Side Note! Customers should be given incentives when they refer others to do business with you. That word-of-mouth is really powerful, as a trusted opinion beats a printed flyer every time.

Education To Grow Your BusinessEducation to grow your business is the smart way to go about it. Now should you go for traditional or specialized education?

There’s a saying that goes like this: “Ignorance costs money!”. I hope you have not been paying into the “Stupid Tax” lately.

How much is traditional education to get a college diploma or university degree?  From my understanding my friend paid $5,000 per semester to attend university.  My friend did 4 years at 2 semesters per year, which gives $40,000 to get their bachelors degree (that’s not including books, parking or other related expenses).  Now with all that education my friend can enter the work force and start working into their respective career of choice if their lucky and there’s an opportunity.

Now, let’s look at the price I used to pay for martial arts training.  It was roughly about $100 per month, times about 4 years to earn a black belt which is 48 months x $100, which is $4,800 to become competent and knowledgeable in that skill.  Perhaps the martial arts clubs around you are half that so let’s say $2,400 to cover your education.  Again, it’s about 4 years.

Here’s where I’m getting at, in the traditional education context, it’s kind of “normal” to hear about 4 year commitment and high tuition cost, yet students will find a way to pay for it regardless if they’re not a 100% sure if that’s what they want to do in life.  Some actually start from scratch in another program after they graduate because they were not happy with the first one or they simply had a change of interest.

Now, let’s look at us home base business owners.  A lot of us invested in an opportunity, so we have access to a wealth vehicle, it could be direct selling, network marketing, mlm, online store, etc.  That’s great; we have access to a service or product to sell.  Where the lack exists in small home base business’ mentality is the knowledge and education to grow your business in marketing and promotion.  Think about it, have you graduated in marketing or in advertising in school?

Business owners are very conservative or scared in investing in their own knowledge to market and promote their services or products using today’s platforms.  Such advertising platforms are: Google AdWords’ Pay Per Click, Microsoft AdCenters’ Pay Per Click, Youtube Video Marketing, Facebook Marketing, Twitter Marketing, Search Engine Optimization, etc.

Side Note! New business owners will blindly jump into advertising methods they do not know losing their hard earn money. Education to grow your business is important not to pay into the “stupid tax”.

New business owners will jump in any of those advertising methods, not knowing how to effectively market and they will end up losing money in overpriced cost per clicks, actions, etc.  The online gurus in the industry use this saying to describe the level of ignorance when it comes to online marketing amateurs: “Another beginner paying the stupid tax.”

So how do we prevent from falling under that total newbie mentality where ignorance costs money?  Instead of investing foolishly in advertising that we don’t fully understand, it is to educate ourselves on the matter.  What about doing our own research to figure out all that from scratch?  On the internet, everything’s available!  The problem is that everything’s available but scattered all over the place.

How do you sort what’s modern techniques vs old techniques, the internet is constantly evolving and changing.  Also, how do you know to look for something that you don’t even know that you don’t know?  How much time will it take you to put all that together? How much is your time worth trying to put all that together?  Is it really worth it?
